If you’re new to the process, buying land and building can feel a bit unfamiliar. The good news? It’s actually quite straightforward when you break it down. Here’s a simple step-by-step guide to help you understand what to expect when purchasing land at Verve—and roughly how long each stage can take.

Step 1: Understand your budget

Before anything else, it’s important to know what you can comfortably afford. This means reviewing your savings, borrowing capacity, and any grants or incentives you may be eligible for.

Step 2: Choose your land

Now for the exciting part—choosing your block! At Verve, you’ll want to consider things like lot size, orientation, proximity to parks and amenities, and how your future home will sit on the land.

This is also a good time to start thinking ahead about the type of home you’d like to build.

Step 3: Secure your block

Once you’ve found the perfect block of land at Verve, the first step is to pay your initial $10K deposit to secure it. This takes the land off the market and ensures it’s yours while you organise the next steps.

You will then sign the contract of sale.

Finally, once titles are registered, you will have 14 days to settle your land lot. This is when the transfer of ownership officially takes place, along with payment of the remaining balance. We strongly encourage every Verve purchaser to appoint an independent conveyancer or legal representative to review your contract prior to signing.

Step 4: Visit display homes

After securing your land, it’s time to explore some home designs (if you haven’t already). Visiting display homes is one of the best ways to get a feel for different builders, layouts, and finishes.

Take your time to compare designs, inclusions, and pricing to find a builder that suits your vision and budget.

Step 5: Choose your home

This is where your vision starts to come together. Work with your chosen builder to select a home design and tailor it to suit your lifestyle.

Consider how your home will sit on your block—orientation, natural light, and layout all play a big role. You’ll also choose your façade and make any structural adjustments.

Step 6: Review Verve Design Guidelines

To maintain a high-quality, cohesive community, Verve has Design Guidelines that all homes must follow.

These guidelines cover building materials, colours, and landscaping requirements—helping protect your investment and ensure the neighbourhood looks great for years to come.

Step 7: Sign your preliminary building agreement

Once you’re happy with your chosen design, you’ll sign a Preliminary Works Contract and pay an initial deposit to your builder. This allows your builder to begin preparing detailed plans and documentation.

Step 8: Finalise your home design

Now it’s time to personalise your home. You’ll select finishes, fixtures, colours, and upgrades—everything that turns your house into the home of your dreams.

Step 9: Review final plans & sign building contract

Your builder will present final plans and pricing. Once you’re happy, you’ll sign your building contract and move toward construction.

Step 10: Construction begins

Once your land is titled and all permits are approved, construction can begin. The building process typically includes:

  • Pre-construction & site preparation: Clearing the site, setting out the home, and preparing the land for building.
  • Base stage: Laying the slab or foundation that your home will sit on.
  • Frame stage: Constructing the structural frame of the home, including walls and roof framework.
  • Lock-up stage: Installing external walls, windows, and doors—your home can now be “locked up.”
  • Fixing stage: Internal fittings are added, including plaster, cabinetry, doors, and skirting.
  • Completion: Final finishes, inspections, and handover—your home is ready to move in!

What does the full timeline look like?

From starting your finance process to moving into your new home, the journey typically takes around 9 to 18 months, depending on whether you’ve purchased titled or untitled land and build timeframes.
